No. 17-15 Petition of GUSSIE REED, to rezone property <br /> located at 1210 SOUTH JASPER STREET from R- <br /> 3 Single Family Residence District to B-1 <br /> Neighborhood Shopping District. <br /> Ms. Stickle presented the recommendation of staff: <br /> The subject site located at 1210 South Jasper Street is currently zoned both B-1 Neighborhood <br /> Shopping District and R-3 Single Family Residence District and consists of approximately 18,000 <br /> square feet. The eastern lot to be rezoned of this site is approximately 6,000 square feet. <br /> The eastern 1/3 of this site is zoned R-3 Single Family Residence District with the western 2/3 <br /> being zoned B-1 Neighborhood Shopping District. <br /> There is a commercial structure, an accessory structure as well as a parking lot to accommodate <br /> the commercial structure on the subject site. <br /> The petitioner proposes to rezone the eastern 1/3 of the site from R-3 Single Family Residence <br /> District to B-1 Neighborhood Shopping District to allow for all those uses permitted in the B-1 <br /> Neighborhood Shopping District and create a consistent zoning district on site. <br /> Rezoning the eastern 1/3 of the site from R-3 Single Family Residence District to B-1 <br /> Neighborhood Shopping District should not create any adverse effects on the adjacent properties <br /> or the City as a whole as a majority of the site is already zoned B-1 Neighborhood Shopping <br /> District and the eastern lot has been used for a parking lot and accessory structure for some years. <br /> The adjacent zoning includes B-1 Neighborhood Shopping District to the south and west, and R- <br /> 3 Single Family Residence District to the north and east. The Macon County and Decatur <br /> Comprehensive Plan shows this area as Retail which is consistent with the B-1 Neighborhood <br /> Shopping District. The existing uses to the south and west are compatible with the permitted uses <br /> in the B-1 Neighborhood Shopping District. <br /> Staff recommends approval of the rezoning. <br /> Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a <br /> public hearing on a rezoning request, and then forward its report and recommendation to the City <br /> Council for final approval. A motion to forward Calendar Number 17-15 to the City Council with <br /> a recommendation for approval is suggested. <br /> Mr. Kent Newton asked if this site was a separate lot. Ms. Stickle said yes, there are three (3) lots <br /> that make up the parcel. Ms. Stickle said she showed the individual lot on the map since the map <br /> only show the parcel lines and that lot is the only one not zoned property <br /> Mr. Jeremy Morris, representative, was sworn in by Mrs. Poland. <br /> Mr. Morris stated this piece of property will be for future business use. The zoning needs to be <br /> changed in order to fit that need. <br /> There were no objectors present. <br /> It was moved and seconded (Newton/Frantz) to forward Calendar No. 17-15 to the City Council <br /> with a recommendation for approval. Motion carried unanimously. <br />
