.� <br /> ', `� , <br /> ORDINANCE NO. "/ — � <br /> ORDINANCE GRANTING SPECIAL PERMIT <br /> PLANNED UNIT DEVELOPMENT <br /> - NORTHWEST CORNER OF MARYLAND STREET <br /> AND MT. ZION ROAD - <br /> WHEREAS, on the 3rd day of March, 1994 , upon due notice, the <br /> Decatur City Plan Commission held a public hearing upon the <br /> petition of Jim Romano for a special use permit for a B-2 Planned <br /> Unit Development on premises situated in the City of Decatur, <br /> Illinois, and described as follows: <br /> All that part of the Southeast 1/4 of the Southeast 1/4 <br /> of Section Twenty (20) , Township Sixteen (16) North, <br /> Range Three (3) East of the 3rd P.M. , lying South of <br /> F.A. Route 49 (U.S. Route 36) ; and, <br /> WHEREAS, said Decatur City Plan Commission did report its. <br /> findings and did recommend that said petition be granted. <br /> NOW, THEREFORE, BE IT ORDAINED, BY THE CITY COUNCIL OF THE <br /> CITY OF DECATUR, ILLINOIS: <br /> Section 1. That the report and recommendation of the <br /> Decatur City Plan Commission be received, placed on file and <br /> • approved. <br /> Section 2 . That upon the conditions hereinafter mentioned, <br /> a special use permit be, and it is hereby granted to Jim Romano <br /> to develop the above-described premises under a B-2 Planned Unit <br /> Development in accordance with the plat and plans hereto <br /> attached, marked Exhibit A and hereby made a part hereof. <br /> Section 3 . That said permit be, and the same is hereby, <br /> expressly conditioned as follows: <br /> (a) Z�nat the subject tract be developed in accordance with <br /> the site plan (Airport Plaza Addition) prepared by Homer L. <br /> Chastain and Associates and dated February, 1994; <br /> (b) That prior to issuance of any building permits for a <br /> specific use, complete site and construction plans including <br /> storm sewers, sanitary sewers, watermains, fire hydrants, <br /> vehicular access, parking lots, streets, landscaping and signage <br /> be submitted to and approved by the Director of Community <br /> Development and Director of Public Works; <br />
