.� ', `� , ORDINANCE NO. "/ — � ORDINANCE GRANTING SPECIAL PERMIT PLANNED UNIT DEVELOPMENT - NORTHWEST CORNER OF MARYLAND STREET AND MT. ZION ROAD - WHEREAS, on the 3rd day of March, 1994 , upon due notice, the Decatur City Plan Commission held a public hearing upon the petition of Jim Romano for a special use permit for a B-2 Planned Unit Development on premises situated in the City of Decatur, Illinois, and described as follows: All that part of the Southeast 1/4 of the Southeast 1/4 of Section Twenty (20) , Township Sixteen (16) North, Range Three (3) East of the 3rd P.M. , lying South of F.A. Route 49 (U.S. Route 36) ; and, WHEREAS, said Decatur City Plan Commission did report its. findings and did recommend that said petition be granted. NOW, THEREFORE, BE IT ORDAINED, BY THE CITY COUNCIL OF THE CITY OF DECATUR, ILLINOIS: Section 1. That the report and recommendation of the Decatur City Plan Commission be received, placed on file and • approved. Section 2 . That upon the conditions hereinafter mentioned, a special use permit be, and it is hereby granted to Jim Romano to develop the above-described premises under a B-2 Planned Unit Development in accordance with the plat and plans hereto attached, marked Exhibit A and hereby made a part hereof. Section 3 . That said permit be, and the same is hereby, expressly conditioned as follows: (a) Z�nat the subject tract be developed in accordance with the site plan (Airport Plaza Addition) prepared by Homer L. Chastain and Associates and dated February, 1994; (b) That prior to issuance of any building permits for a specific use, complete site and construction plans including storm sewers, sanitary sewers, watermains, fire hydrants, vehicular access, parking lots, streets, landscaping and signage be submitted to and approved by the Director of Community Development and Director of Public Works;
