The subject site is approximately 2.54 acres and is located in the 800 Block of East Grove Road <br /> and is currently undeveloped. <br /> 2. The petitioner owns adjacent property to the northeast of subject site where there is a single family <br /> residence. This adjacent property which has been developed with a single family residential <br /> structure is zoned R-3 Single Family Residence District. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from R-1 Single Family Residence District to R-3 Single Family <br /> Residence District in order to create a one (1) lot subdivision with the property their single family <br /> residential structure is located.Rezoning the subject site from R-1 Single Family Residence District <br /> to R-3 Single Family Residence District would allow for all those uses permitted in the R-3 Single <br /> Family Residence District. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes R-3 Single Family Residence District to the north and east and <br /> R-1 Single Family Residence District to the west and east. The property to the south is located in <br /> Macon County. The Macon County and Decatur Comprehensive Plan shows this area as <br /> Residential-Low Density. The permitted uses in the R-3 Single Family Residence District are <br /> compatible with Residential-Low Density as shown in the Comprehensive Plan. The proposed <br /> zoning is compatible with adjacent zoning and uses in all directions. <br />
