01-001_@ 58: <br /> WA <br /> Excerpts from Plan Commission Meeting of August 3, 2017: <br /> Cal, No. 17-28 Petition of 22ND STREET DISCOUNT LIQUOR <br /> AND BULLOCK GARAGE,to rezone property <br /> located at 1325, 1375, 1395 NORTH 22nd STREET <br /> and 1370 and 1395 NORTH 21" STREET from B-2 <br /> Commercial District to M-1 Intense <br /> Commercial/Light Industrial District <br /> Ms. Stickle presented the recommendation of staff: <br /> The subject site is approximately 1.1 acres and is located in the 1300 Blocks of North 22nd <br /> Street and North 21st Street. The subject site has structures located on a majority of the lots. <br /> The subject site is zoned B-2 Commercial District. The southern portion of one of the structures <br /> located on the subject site is zoned M-1 Intense Commercial/Light Industrial District. <br /> The petitioner proposes to rezone from B-2 Commercial District to M-I Intense <br /> Commercial/Light Industrial District which would allow for all those uses permitted in the M-1 <br /> Intense Commercial/Light Industrial District. <br /> The surrounding zoning includes M-1 Intense Commercial/Light Industrial District to the south <br /> and west and M-2 Heavy Industrial District to the east as well as B-2 Commercial District to <br /> north and east. The Macon County and Decatur Comprehensive Plan shows this area as Heavy <br /> Commercial. The proposed zoning is compatible with adjacent zoning and uses in all directions. <br /> The subject site is located within an industrial area and rezoning to M-1 Intense <br /> Commercial/Light Industrial District should have no adverse effect on the general area or the <br /> City as a whole. <br /> Staff recommends approval of the rezoning <br /> Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a <br /> public hearing on a rezoning request, and then forward its report and recommendation to the City <br /> Council for final approval. A motion to forward Calendar Number 17-28 to the City Council with <br /> a recommendation for approval is suggested. <br /> Mr. Jonas Ozier, representative, was sworn in by Mrs. Poland. <br /> Mr. Ozier stated it was discovered the property was zoned B-2 and also M-1. In order for any <br /> future development to happen the zoning needs to be consistent throughout the property. <br /> There were no questions and no objectors present. <br /> It was moved and seconded (Peck/Frantz) to forward Calendar No. 17-28 to the City Council <br /> with a recommendation for approval. Motion carried unanimously. <br />
