The City
Plan Commission voted 8-0 to recommend approval of this petition at the September 7,2017 meeting;the minutes of the meeting
are attached.
BACKGROUND:
The subject site is approximately 1.33 acres and is located at 960 East Mound Road and is currently undeveloped.
The subject site was rezoned to B-3 Planned Shopping Center District in 1982 and was to serve as part of the commercial area for
a greater development that was to include a residential subdivision.
The petitioner proposes to rezone from B-3 Planned Shopping Center District to 0-1 Office District which would allow for all
those uses permitted in the 0-1 Office District.
The surrounding zoning includes R-1 Single Family Residence District to the north, south and west and B-3 Planned Shopping
Center District to the east. The Macon County and Decatur Comprehensive Plan shows this area as Retail. The permitted uses in
the 0-1 Office District are compatible with Retail as shown in the Comprehensive Plan. The proposed zoning is compatible with
adjacent zoning and uses in all directions.
Rezoning the subject site to 0-1 Office District will make it more easily developed and create a district that is a little more
compatible with the surrounding uses.
The proposed rezoning of the subject site should have no adverse effect on the adjacent properties or the City as a whole.
POTENTIAL OBJECTIONS: No members of the public spoke at the public hearing.
INPUT FROM OTHER SOURCES:
The petition has been reviewed by the City's Technical Review Committee;Planning,Engineering and Fire.
STAFF REFERENCE: Any additional questions may be forwarded to Suzan Stickle at 424-2786 or at sstickle@decaturil.gov.
BUDGET/TIME IMPLICATIONS: None
ATTACHMENTS:
Description Type
Ordinance ()rdinancc
Supporting_Documentation Backup tilatcrial
https:Hdecatur.novusagenda.com/AgendaWeb/CoverSheet.aspx?ItemID=1290 10/2/2017
