The City
Plan Commission voted 8-0 to recommend approval of this petition at the September 7,2017 meeting;the minutes of the meeting
are attached.
BACKGROUND:
The subject site is approximately 1.278 acres and is located in the 5100 Block of East Fitzgerald Road and is currently
undeveloped.
The petitioner proposes to rezone from B-2 Commercial District to R-6 Multiple Dwelling District so that the property will have
consistent zoning with the intent to create a 31-lot residential subdivision.Rezoning the subject site from B-2 Commercial District
to R-6 Multiple Dwelling District would allow for all those uses permitted in the R-6 Multiple Dwelling District.
The surrounding zoning includes R-6 Multiple Dwelling District to the east and B-2 Commercial District to the north and west.
The property to the south is located in Long Creek. The Macon County and Decatur Comprehensive Plan shows this area as Retail.
The permitted uses in the R-6 Multiple Dwelling District are compatible with Retail as shown in the Comprehensive Plan. The
proposed zoning is compatible with adjacent zoning and uses in all directions.
The proposed rezoning of the subject site should have no adverse effect on the adjacent properties or the City as a whole.
POTENTIAL OBJECTIONS: No member of the public spoke at the public hearing.
INPUT FROM OTHER SOURCES:
The petition has been reviewed by the City's Technical Review Committee;Planning,Engineering and Fire.
STAFF REFERENCE: Any additional questions may be forwarded to Suzan Stickle at 424-2786 or at sstickle(4decaturil.gov.
BUDGET/TIME IMPLICATIONS: None
ATTACHMENTS:
Description Type
Ordinance Ord i nancc
Supporting Documentation 13ackup Vk1tc6a1
https:Hdecatur.novusagenda.com/AgendaWeb/CoverSheet.aspx?ItemID=1288 10/16/2017
