Rezoning the subject site from B-2 Commercial District to R-6 Multiple
Dwelling District would allow for all those uses permitted in the R-6 Multiple Dwelling District.
The surrounding zoning includes R-6 Multiple Dwelling District to the east and B-2 Commercial
District to the north and west. The property to the south is located in Long Creek. The Macon
County and Decatur Comprehensive Plan shows this area as Retail. The permitted uses in the R-
6 Multiple Dwelling District are compatible with Retail as shown in the Comprehensive Plan.
The proposed zoning is compatible with adjacent zoning and uses in all directions.
The proposed rezoning of the subject site should have no adverse effect on the adjacent
properties or the City as a whole.
Staff recommends approval of the rezoning.
Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a
public hearing on a rezoning request, and then forward its report and recommendation to the City
Council for final approval. A motion to forward Calendar Number 17-36 to the City Council
with a recommendation for approval is suggested.
Mrs. Cave, representative, stated this rezoning is for Lot Thirty-One (31), which is on the plat
from the previous item. The developer is constructing a bridge over a creek on the west side of
Lot thirty-one (31). All residential will be on the east side of the bridge/creek and everything
west of the bridge/creek will be commercial.
There were no questions and no objectors present.
It was moved and seconded(Smith/Newton)to forward Calendar No. 17-36 to the City Council
with a recommendation for approval. Motion carried unanimously.
