Book: 4603 Page.: 1 .2, <br /> • The results of the analyses show that the northbound left-turning movement from Water <br /> Street onto Ash Avenue will operate at LOS B during the peak hours with 951' percentile <br /> queues of approximately 40 feet which can be easily accommodated by the provided <br /> storage length of 130 feet. <br /> • In the future, if a follow up study determines that left-turns from the proposed development <br /> onto Ash Avenue will operate at LOS F upon full occupancy of the proposed development, <br /> these movements can be restricted via signage during the peak hours. <br /> • Should the southbound left-turning movements from Huston Hills Road experience <br /> increases in delay,the traffic can utilize an alternative route via Regina Road, located 900 <br /> feet to the west,to turn left onto Ash Avenue. <br /> In conclusion,the proposed retail development-generated traffic will have a limited impact on the <br /> traffic operations of Ash Avenue and its intersections with Water Street, Huston Hills Road and <br /> the proposed access drive and as such no additional roadway improvements or signal modifications <br /> will be required. If a future traffic impact study is deemed necessary, this study should be <br /> completed one year after full occupancy of the proposed retail development, should limit the <br /> evaluation of the impact to the movements that will experience increases in traffic resulting from <br /> the proposed development only and should take into account traffic fluctuations/increases not <br /> attributed to the proposed development-generated traffic. <br /> 2 <br />
