�C'�i: : �i� <br /> STAFF REPORT <br /> Decatur City Plan Commission <br /> Hearing Date October 4, 201$ <br /> Case No. 18-43 <br /> Property Lacation 1800 East Lake Shore Drive <br /> Requested Action Amendment ofthe PD Planned Develapment District <br /> Petitianer Samuel Brown(St, Mary's Hospital) <br /> Representative Tim Degarmo <br /> BACKGROUND <br /> The appraximately 33-acre subject site currently contains St. Mary's Hospital, medical offices, and <br /> parking tots, essentialiy a haspital campus. <br /> In 2402,the subject site was rezoned from R-3 Single Family Residence District and C}-1 Office District <br /> to an O-1 PUD Planned Unit Development District for a new office building and additianal parking. <br /> It was then rezoned to a P�anned Development District{PD} in 2003 when the hospital acquired more <br /> praperty and requested to add more signage. The PD was then amended in 200'7 to allaw for emergency <br /> room directional signage on the property. An amendment occurred in September of 2008 to allow for <br /> additional acreage to be added to the west,a new sign and 245 new parking spaces.Another amendment <br /> was appraved in March of 2009, allowing far the expansion af the emergency department, admitting <br /> and lobby areas as well as additianal parking spaces. In February of 2010,an amendment was approved <br /> to a11ow for temporary signage to promote the emergency roam expansion until the construction project <br /> was completed,or by June 30,2012. The next amendment occurred in September of 2011 that allowed <br /> for four (4} new manument sty]e freestanding signs on campus. The latest amendment occurred in <br /> February af 2018 ta allow for the construction of a two-story medical office building additian and <br /> additianal parking spaces in the southwestern portion of the hospital campus.
