The proposed manument style sign will be ten <br /> (10) feet from the property line and nine feet and three inches (9'3") in height, containing essentially <br /> an Electronic Message Unit(EMU)that will be 45 square feet in area(S' x 9'). <br /> The proposed sign will be placed in the southwest part of the site, within the East Lake Shore Drive <br /> frontage, and will match the existing rnonument style sign with a stone base throughout the campus. <br /> STAFF ANALYSIS <br /> The proposed sign for this amendment ta the current PD District is consistent and compatible with the <br /> character of the other uses and signage on the hospital campus and the surraunding areas. Given the <br /> affice campus character of this hospital campus, and to minimize procedures far future signages <br /> without compromising the integrity of the land use and zoning af the hospital carnpus, staff <br /> recommends any additional future signage be subject to sign regulations for the O-1 Office District. In <br /> doing so, no separate PD arnendment petition wauld be necessary for considering new signage solely. <br /> This PD District amendment is consistent with the intent of the ariginal PD District and the <br /> Comprehensive Plan. <br /> The PD site plan has been reviewed and approved by the City's Technical Review Committee, <br /> including Planning, Engineering and Fire. <br /> STAFF RECOMMENDATION <br /> Based on the analysis, staff recommends approval of the propased Amended PD Planned Develapment <br /> District with the fallowing conditions: <br /> 1. The new permitted monument style sign shall not exceed nine feet and three inches (9'3"} <br /> in height and may contain an Electronic Message Unit (EMU) na greater than forty-five <br /> {45) square feet in area with a stone base. <br /> 2. This permitted sign shall be setback no less than ten (10) feet from the property line along <br /> East Lake Shore Drive. <br /> 3. Sign permits will be required befare any new signage is installed. <br /> 4. Except for the new monument style sign noted herein, aIl future signage for the hospitai <br /> campus in the Planned Development (FD) Llistrict shall be subject to the sign regulations <br /> applicable to the O-1 Office District. <br /> PLAN COMMISSION ACTI{JN <br /> Section XIX.G.2. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a <br /> public hearing to review the Planned Develapment plan amendment and report its findings concerning <br /> the effect on the comprehensive plan and carnpliance with the standards of review ta the City Council. <br /> A rnotian to forward Case Number 18-43 ta the City Cauncil with a recarnmendatian is encouraged. <br /> The above repart constitutes the testirnony and recomrnendation of the Planning and Sustainability <br /> Division, Economic and Community Develapment Department, City of Decatur. <br />
