4. RENEWAL: <br /> The term of this lease may be renewed for not to exceed two (2) <br /> successive ninety (90) day terms, by agreement of the Parties, under the same <br /> terms and conditions as herein set forth. <br /> 5. RENT: <br /> For the entire term of the lease and any renewals, Charleston shall pay <br /> Decatur Three Hundred Dollars ($300) per day, as and for the use of the ladder <br /> truck. Rent shall be payable monthly upon invoice by Decatur. <br /> 6. USE OF THE LADDER TRUCK: <br /> Charleston shall use the ladder truck solely for fire suppression and other <br /> emergency services provided by the City of Charleston in the performance of <br /> Charleston's municipal functions. Charleston shall restrict the use of the ladder <br /> truck to such purposes and shall not use or allow use of the ladder truck for any <br /> other purposes. Charleston shall not allow any other unit of local government, <br /> fire protection district, or any other entity to use the ladder truck. Charleston shall <br /> make no alterations, modifications, additions or improvements to the ladder truck <br /> without the prior written approval of Decatur's Fire Chief. Charleston shall at its <br /> own expense and cost obtain any and all licenses and permits necessary to use <br /> the ladder truck. Charleston shall comply with all laws, ordinances, and <br /> regulations applicable to use of the ladder truck. <br /> 7. REPAIRS AND MAINTENANCE: <br /> Charleston shall be responsible for all necessary repairs and routine <br /> maintenance required to maintain the ladder truck in the same condition as the <br /> 4 <br />
