Shaubayib <br /> Representative Tracy Stewart <br /> BACKGROUND <br /> The M-1 District zoned subject site is the southern portion of a larger tract of land with the portion <br /> zoned PMR-1 (78.13 acres). The subject site consists of approximately 5.20 acres and is currently <br /> operated as a mobile home park named Park City. The mobile home park was developed prior to <br /> 1966. <br /> The previous property owner acquired additional properties and in 1969 applied and was approved <br /> for a Special Use Permit to allow for an office, barber shop,beauty shop, laundry room,recreation <br /> room, snack shop,and indoor pool,which was approved by City Council. Subsequently,the indoor <br /> pool, office snack shop, laundry room, recreation room were built. <br /> In 1987, the northern portion of the overall tract was rezoned from R-1 Single Family Residence <br /> District and M-1 Intense Commercial/Light Industrial District to PMR-1. The southern portion, <br /> the subject site, remained M-1 Intense Commercial/Light Industrial District. <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Mobile Home Park and Vacant M-1 Residential—Low Density <br /> Lots <br /> North Mobile Home Park PMR-1 Residential—Low Density <br /> South Commercial(Strip center,Office M-1 Employment <br /> and Self-Storage) <br /> East Automotive Service and Repair M-1 Heavy Commercial <br /> West Railroad,Manufacturing and M-1,M-2 Employment <br /> Office <br /> PROJECT DESCRIPTION <br /> The petitioner proposes to rezone the subject site from M-1 Intense Commercial/I,ight Industrial <br /> District to PMR-1 Park Mobile Home Residence District in order to bring the existing mobile <br /> home park into conformance with the current Zoning Ordinance with the intention to add <br /> additional dwellings, mobile homes and/or modular homes. <br />
