STAFF ANALYSIS <br /> The surrounding zoning includes PMR-1 Park Mobile Home Residence District to the north, M-1 <br /> �Intense Commercial/Light Industrial District to the south,east and west.The surrounding land uses <br /> are a mobile home park to the north, commercial that includes self-storage, office and strip center <br /> to the south, automobile service and repair to the east and southeast, and additional commercial <br /> and some single-family residences across a railroad to the west and northwest. Per the City of <br /> Decatur Comprehensive Plan,the Future Land Use: Planning District 10 identifies the property in <br /> question as "Residential — Low Density" but there was no specific key development strategy <br /> associated with this property. The subject site is located within a mixed-use area and rezoning to <br /> PMR-1 Park Mobile Home Residence District should have no adverse effect on the general area <br /> or the City as a whole. In staff's opinion,the proposed PMR-1 would be compatible and consistent <br /> with the zoning and uses in the area. Also, it is a logical extension of the PMR-1 zoning with <br /> existing mobile homes. <br /> STAFF RECOMMENDATION <br /> Staff recommends approval of the rezoning request. <br /> PLAN COMMISSION ACTION <br /> Section XXIX. requires the Plan Commission to hold a public hearing on a rezoning request, and <br /> then forward its report and recommendation to the City Council for a final decision.
