There is an existing <br /> fence 642 South Oakland Avenue, and after construction of the breeze-ways and garage is <br /> completed,the intent is to reconstruct the fence to protect the children and will have more outdoor <br /> activities. <br /> STAFF RECOMMENDATION <br /> Staff recommends approval of the Conditional Use Permit with the following conditions: <br /> 1. A maximum of sixteen(16) children per shift are allowed. <br /> 2. The hours of operation are Monday through Friday 6:00 a.m. to 12:00 a.m. <br /> 3. A maximum of three (3) employees are allowed. <br /> 4. A minimum of three(3) off-street parking spaces are required, in addition to the two (2) in <br /> the proposed garage. <br /> 5. A new six(6)feet in height is required within the rear yard after the garage and breezeways <br /> are constructed, as approved by the Economic and Community Development Department. <br /> 6. A final plat is required to be submitted and recorded to combine the two lots within the <br /> subject site. <br /> 7. Approval of a site plan is required before building permits are to be submitted. <br /> 8. Architectural plans need to be approved before construction takes place. <br /> 9. Five(5)shrubs of no more three(3)feet in height are required as approved by the Economic <br /> and Community Development Department. <br /> PLAN COMMISSION ACTION <br /> Section XXIX. requires the Plan Commission to hold a public hearing of the expansion request, <br /> and then forward its report and recommendation to the City Council for a final decision.
