Excerpts from Plan Commission Meeting of September 5, 2019: <br /> Case No. 19-38 Petition of TERC, LLC for a Conditional Use Permit in the B-2 <br /> Comrrzercial District to allow for an automated carwash with vacuum bays located at 275 <br /> and 303 EAST PERSHING ROAD. Said premises are zoned B-2 Commercial District. <br /> It was moved and seconded(Peoples/Howley)to forward Case No. 19-38 to the City Council with <br /> a recommendation of approval as set forth in the staff report. <br /> Mrs. Stewart discussed and presented slides of the site and surrounding properties (available for <br /> viewing upon request)along with staff's recommendation for approval of the petition based on the <br /> staff report distributed to the Plan Commission prior to the meeting (staff report is on file and is <br /> available for reviewing by r�quest) with the following conditions: <br /> 1. No outside speakers shall be permitted except for the carwash drive-through facility. <br /> 2. The building located at 303 E. Pershing Road must be demolished before a Final Minor <br /> Plat is approved. <br /> 3. A Final Minor Plat must be approved and recorded before a Site Plan will be approved. <br /> 4. The trash enclosure must be screened as approved by the Department of Economic and <br /> Community Development. <br /> 5. Final site, landscaping and lighting plans shall be submitted to and approved by the <br /> E�;onomic and Community Development Department, Public Works Department and the <br /> Fire Department prior to permits being released. <br /> Mr. Eric Kercher, representative for the petitioner, was sworn in by Mrs. Poland. <br /> Mr. Kercher said the existing site will be completely demolished and a new automated carwash <br /> will be built. There will be eighteen (18) vacuum bays on the east side and stacking for <br /> approximately twenty-four (24) cars. The operating hours Monday through Saturday will be 7 <br /> A.M. to 8 P.M. and 8 A.M. to 8 P.M. on Sunday. Approximately two (2) cars per minute will go <br /> through this facility. <br /> There were no questions and no objectors present. <br /> Upon call of the roll, Commission members Mike Peoples, Jason Drake, Bruce Frantz, Terry <br /> Howley, Aryn Peters and Acting Chairman Kent Newton voted aye. Acting Chairman Newton <br /> declared the motion carried. <br />
