The building located at 303 E.Pershing Road must be demolished before a Final Minor Plat is approved. <br /> 3. A Final Minor Plat must be approved and recorded before a Site Plan will be approved. <br /> 4. The trash enclosure must be screened as approved by the Department of Economic and Community Development. <br /> 5. Final site, landscaping and lighting plans shall be submitted to and approved by the Economic and Coirnnnnmity <br /> Development Department,Public Works Deparhnent and the Fire Departrnent prior to pernvts being released. <br /> The City Plan Commission voted 6-0 to recormnend approval of the petition at the September 5,2019 meeting;the relevant draft <br /> minutes of the meeting are attached. <br /> BACKGROUND: <br /> The subject site is 1.16 acres in size, wned B-2 Commercial District. The property is occupied by a closed, former car wash <br /> and a small commeroial building(303 E. Perslung Road),a total of fow structures. <br /> The subject request is for a Conditional Use Pernut to allow for the construction of a new automated turmel carwash with <br /> multiple vacuum bays. The existing structures/buildings on the site are proposed to be demolished. <br /> The proposed car wash structure will be 5,583 square feet in area and located on the south side of the site. It will contain a <br /> single-lane tunnel in which the vehicles will drive through. The drive-up lanes with stacking spaces for vehicles will feed into a <br /> single lane before entering the carwash.
