The praperty is accupied by <br /> a closed,former car wash and a small commercial building(3Q3 E. Subject Property Former Carwash B-2 Retail <br /> North Shopping Center B-3 Retail <br /> � South Mostly Vacant Comrnercial B-2 Retail <br /> Center <br /> East Corrimercial, O�ce B-2 Retail <br /> West • Fast Faod Restaurant B-2 Retail <br /> PRQJECT DESCRIPTIQN <br /> The subject request is far a Conditional Use Perrnit ta allow for the construction af a new <br /> autamated tunnel carwash with multiple vacuum bays.The existing structures/buildings on the site <br /> ... are proposed ta be demaiished. � <br /> The propased car wash structure wiil be 5,583 square feet in area and located on the south side of <br /> the site. It will contain a singie-lane tunnel in which the vehicles will drive through. The drive-up <br /> lanes with stacking spaces far vehicles will feed into a single lane before entering the carwash. <br /> The primary entrance to the site is via a right-in/right-aut curb cut on Pershing Road, Secondary <br /> points of ingress/egress are also located on the southeastern corner of the site. <br /> STAFF ANALYSIS <br /> Staff supparts the requested Conditianal Use Permit. Staff believes the proposed carwash use with <br /> multiple vacuum bays on this lot is appropriate and compatible with the neighboring commercial <br /> uses in the B-2 Cammercial District. <br /> According to Section XXILA.3. there are three standards which must be met in arder to grant a <br /> Conditional Use Permit. The first standard requires that the use be "necessary for the public <br />
