RESIDENTIAL LEASE
<br /> THIS RESIDENTIAL LEASE AGREEMENT,made this V day of-N v o6 ,2020, by and
<br /> between the City of Decatur,Illinois,an Illinois municipal corporation,hereinafter referred to as"Owner"and Bryan
<br /> L.Vought,3530 E.Chestnut Ave.,Decatur,Illinois,hereinafter referred to as"Lessee",for and in consideration of
<br /> the covenants and agreements contained herein,Owner hereby agrees to lease to Lessee that certain house,garage
<br /> and yard having an address of 3530 E.Chestnut Ave.,Decatur,Illinois.
<br /> NOW,THEREFORE,it is further agreed as follows: �
<br /> 1. Term/Rent. The term of this Lease shall be month to month,beginning t."

<br /> Owner agrees that Lessee shall pay no monies as rent.
<br /> 2. Utilities/Taxes. Lessee agrees to pay all charges for gas,electric,garbage service,and all other
<br /> utility services charges for said residential premises. Lessee shall be responsible for payment of real estate property
<br /> taxes. Payment of all utilizes and taxes shall be paid in a timely and prompt manner.
<br /> 3. Residential Use. Lessee agrees to use the demised premises,consisting of the house,garage and
<br /> yard adjacent to said improvements solely for use as a personal residence. Lessee shall not permit any person not a
<br /> member of Lessee's immediately family to occupy the premises without the prior consent of Owner,and under no
<br /> circumstances shall more than four(4)persons be permitted to reside at the premises,without the prior written
<br /> consent of Owner. Each adult person residing at the premises,if more than one,shall be obligated to execute this
<br /> Lease agreement,unless Owner consents,in writing,to waive such obligation. Lessee shall be permitted to park
<br /> vehicles at a location designated by Owner,or Owner's designee. Lessee shall not permit vehicles with chronic or
<br /> frequent oil leaks to be parked on the premises. Lessee shall not allow any vehicle that is not in operating condition,
<br /> with or without current license plates,to be parked on the premises.
<br /> 4. Interior and Alterations. Lessee agrees to maintain the premises,its fixtures and furnishings,in
<br /> a clean and healthy condition,and Lessee agrees not to commit waste or use the premises for any purpose which is
<br /> unlawful or which would constitute a nuisance. Lessee shall not paint,paper or otherwise redecorate or make
<br /> alterations to the interior of the residential premises without the prior consent of Owner. Any permanent alterations
<br /> made by Lessee,with the prior consent of Owner,shall remain upon said premises at termination or expiration of
<br /> this Lease,unless otherwise consented in writing by Owner to be removed by Lessee.
<br /> 5. Pre-Existine Conditions/Ordinary Wear and Tear. Lessee acknowledges inspecting the
<br /> leased premises,and that the leased premises are in a condition acceptable to Lessee as of the beginning date of this
<br /> Lease. Lessee agrees to keep said residential premises in a neat,clean,and as good a condition as at the beginning
<br /> of the time Lessee began to occupy the premises,ordinary wear and tear excepted,and understanding that Lessee
<br /> has occupied the premises for a period of time prior to the date of this Lease agreement. Owner and Lessee agree
<br /> that Lessee may deliver to Owner,at the time of executing this Lease,a list attached hereto as Exhibit"A",listing
<br /> any items of damage or defects in said premises which Lessee has discovered,if any,that were existing prior to the
<br /> time that this Lease is executed and Owner or Owner's designee,will promptly inspect the premises with the Lessee
<br /> to examine any such items of damage or defects in the premises,if any,that Lessee submits existed prior to the
<br /> execution of this Lease. Said list of damages or defects shall be compared with the condition of the premises upon
<br /> the expiration or termination of this Lease,to determine any change in the condition of the premises,excepting
<br /> ordinary wear and tear,that Lessee may have caused during occupancy. Upon termination or expiration of this
<br /> Lease,Lessee agrees to pay to Owner the cost paid by Owner to repair and restore said premises to its same
<br /> condition as at the beginning of the time that Lessee occupied the premises,excepting ordinary wear and tear,upon
<br /> receipt from Owner of a written itemized list of the cost incurred or to be incurred by Owner to repair and restore
<br /> said premises. Lessee agrees to notify Owner of any damage occurring to the demised premises from whatever
<br /> source,excepting ordinary wear and tear,within fourteen(14)days after the damage occurs.
<br /> 6. Ordinances and Statutes. Lessee agrees to comply with all statutes,ordinances and requirements
<br /> of all Federal,State and local authorities which govern the use and occupancy of the premises.
