Exhibit A <br /> (Upon completion and execudon by the parties,this document shall become a binding lease) <br /> CROP SHARE LEASE <br /> THIS LEASE is entered into by and between LANDOWNER CITY OF DECATUR FARM 2 by and through the <br /> LANDOWNER'S AGENT,FIRST ILLINOIS AG GROUP and STEVE BELL,3135 N Oakley Road,Oakley,IL 62554. <br /> THE LANDOWNER leases to the Tenant,for agricultural purposes only,the following described real estate(hereinafter"premises"), <br /> including the fixed improvements thereon: <br /> The leased premises limited to the acreage as reported on 2021 FSA-578 Farm#5444 totaling 30.93 tillable acres,located in the North <br /> Half(N 1/2)of Section Two(2);and the Northeast Quarter(NE 1/4)of Section Three(3);all in Township Sixteen North(T16N), <br /> Range Three East(R3E) of the Third Principal Meridian(3rd P.M.), Oakley Township,Macon County, Illinois, FSA-578 Program <br /> Year 2019 map attached <br /> A)LENGTH OF TENURE: The term of this Lease shall begin on the latter of March 1,2022,or the date of signing of this Lease <br /> and shall end the last day of February 2023, or after all the crops on the premises have been harvested, whichever occurs first. <br /> Landowner may terminate this Lease without cause anytime prior to March 1,2022 by giving Tenant five(5)days advance written <br /> notice. In the event this Lease is terminated without cause by Landowner,the Tenant will be reimbursed for all farming operations <br /> completed at going custom rates and crop inputs purchased providing Tenant furnishes Landowner an invoice and receipts or other <br /> supporting material for such operations or purchases upon Landowner's request. This shall be Tenant's sole remedy in the event this <br /> Lease is terminated without cause. <br /> B)DIVISION OF CROPS: Landowner will receive 50%of all crops grown on the premises,and title to such share shall be in the <br /> Landowner from the date of planting. <br /> C)CASH RENT PROVISIONS: None <br /> D) COST SHARED BY LANDOWNERITENANT: The Landowner will share in the following crop production costs after <br /> agreeing in advance of their purchase. <br /> Limestone 100% Material and application <br /> Fertilizer 50% Material only-all application provided by Tenant <br /> Herbicides: <br /> Pre-emerge 50% Material only-all application provided by Tenant <br /> Post-emerge 50% Material only-all application provided by Tenant <br /> 0-till Bumdown 00/0 All material and application provided by Tenant <br /> Brush Killer 100% Landowner 1000%material Tenant IWla application <br /> Insecticide 50% Material and rescue applications <br /> Soil Testing 50'/o As directed by Landowner and farm manager <br /> Seeds 50% As set forth in annual crop plan <br /> E)GOVERNMENTAL PROGRAM: Participation in Governmental Programs is at the discretion of the Landowner. The payment <br /> share in the USDA AS Program Contract shall be the same as the division of crops. <br /> Landowner shall receive 1000/9 of Conservation Reserve Program payments. The Tenant shall maintain conservation reserve program <br /> improvements and acreage in accordance with USDA requirements. <br /> F)STORAGE,DELIVERY AND SALE OF CROP: The Tenant agrees to store,at the option of the Landowner as much of the <br /> Landowner's share of the crop as possible,using one-half of the space provided by the Landowner,in cribs,granaries,or barns on the <br /> farm. Landowner's share of the crop shall be delivered,without cost to the Landowner, to CLARKSON GRAIN. Landowner, <br /> pursuant to rights given by Illinois law requires that Tenant disclose the person to whom the Tenant intends to sell any crops grown on <br /> the premises. The Tenant hereby declares that he intends to sell the crop to CLARKSON GRAIN. In all of the Tenant's deliveries of <br /> Wes of farm products grown on the premises and in all of his grants or security interests therein,Tenant shalt disclose to the purchaser <br /> t <br />
