convey, and assign to the Lender the following described real property located in Macon

<br /> Lot 1 in TKCCK Addition as per Plat recorded in Book 5000 on Page 91 of the Records in
<br /> the Recorder's Office of Macon County, Illinois. Situated in Macon County, Illinois.
<br /> Commonly known as 1370 East Carrie Lane, Decatur, IL.
<br /> Parcel Identification Number: 07-07-35-477-003.
<br /> Together with all Borrower's interests in all buildings, structures, improvements, and
<br /> tenements now or hereafter erected on the Property; all heretofore or hereafter vacated
<br /> alleys and streets abutting the Property,all easements, streets,ways,rights-of-way, alleys,
<br /> and rights used in connection therewith or as a means of access thereto, and all tenements,
<br /> hereditaments,and appurtenances thereof and therefor; all rents, royalties,mineral, oil and
<br /> gas rights and profits,water rights appurtenant to the Property; all fixtures,appliances, and
<br /> goods of any nature whatsoever now upon or hereinafter located in or on, or intended to be
<br /> used in connection with,the Property; all leasehold estates and all leases or subleases of
<br /> the Property, or any portion thereof now or hereafter existing or entered into,and all right,
<br /> title, and interest of the Borrower thereunder, including without limitation, all cash or
<br /> security deposits, advance rentals and deposits, or payments of a similar nature; all rents
<br /> profits, issues, and revenue of the Property and any buildings on the Property from time to
<br /> time accruing,whether under leases or tenancies now existing or hereinafter created; and
<br /> all proceeds,products, substitutions,additions, renewals,accessions and replacements of
<br /> the foregoing items. (All of the foregoing real and personal property herein shall be
<br /> referred to as the "Property").
<br /> TO HAVE AND TO HOLD the said Property unto the Lender, in fee simple.To protect the
<br /> security of this Mortgage, Borrower further covenants,warrants,and agrees with Lender as
<br /> follows.
<br /> 1. Payment of Principal and Interest, Charges; Liens. Borrower shall promptly pay,
<br /> when due, principal and interest of said mortgage or any installments thereof,and to pay
<br /> all taxes, special assessments and special taxes levied or assessed against the property or
<br /> any part thereof and to deliver the official receipts therefore to the Lender upon demand,to
<br /> keep the improvements on said premises insured against damage by fire,windstorm and
<br /> such other hazards as the Lender may require to be insured against for the full insurable
<br /> value in such companies and in such form as shall be satisfactory to the Lender, and deposit
<br /> the insurance policies with the Lender; that the Borrower will not commit waste on said
<br /> premises, and will maintain improvements in good condition and repair and will do no act
<br /> that will allow a mechanic's lien to come against said premises.
<br /> 2. HOME Agreement.The indebtedness that is secured by this Mortgage and is the subject
<br /> of the Note shall be advanced pursuant to the covenants and conditions of the HOME
<br /> Agreement between Borrower and Lender,all of which terms are incorporated herein by
<br /> reference and made a part of this Mortgage with the same force and effect as if fully set
<br /> forth in this Mortgage.
