Wayfinding Signs: For the purpose of this Section,a"wayfinding sign"shall be a sign <br /> with the express purpose of giving directions to locate a specific building or portion <br /> thereof or to any location,individual,use or program within the PST-SPD. Wayfinding <br /> signs may be placed anywhere on the PST-SPD for the purpose of directing vehicular <br /> and pedestrian traffic. Such signs may contain multiple faces, provided that the total <br /> area of each face does not exceed the maximum stated below. A wayfinding sign may <br /> contain a logo or other script identifying the PST-SPD, provided that no more that 25 <br /> percent of the area of any sign face shall be utilized for such advertising. <br /> i. Number: There is no limit to the number of wayfinding signs,provided that <br /> they are placed in appropriate locations to direct traffic. <br /> ii. Maximum Area: Fifty(50) square feet per sign face <br /> iii. Maximum Height: Five (5) feet <br /> iv. Illumination: Such sign may be illuminated but non-flashing if located a <br /> minimum of 25 feet from any side or rear lot line of a lot used for residential <br /> purposes. <br /> 7. Parking Lot Setbacks: Required parking lot setbacks shall follow the requirements for the <br /> B-2 Zoning District, as listed in Section XXIV.D.2 of the City of Decatur Zoning <br /> Ordinance. Parking Lot Setbacks shall not be required for any privately owned internal <br /> access drives. Circulation drives may be located within the parking lot setback. <br /> 8. Landscaping and Exterior Lighting: All PST-SPD development shall be subject to the <br /> requirements for commercial development in Section XXVIII. Landscaping required for <br /> achieving the required front yard points shall be planted throughout the site instead of <br /> within the required front yard setback. The buffer yard requirements in Section <br /> XXVIII.E.3. shall only be required in side or rear yards adjacent to residential uses in an <br /> underlying residential district. <br /> 9. Public Utilities and Common Access Areas <br /> a. All future drainage and storm water detention design must comply with the City of <br /> Decatur Storm Water Policy. <br /> b. New water main and sanitary sewer must be permitted through IEPA. Easements will <br /> be needed for public infrastructure on private property. <br /> c. If any parcels in this SPD are sold after the approval of this SPD and the campus is then <br /> not owned by a single landowner,a Common Area Maintenance(CAM)agreement and <br /> associated contract Land uses in the SPD shall be submitted to the City. <br /> d. Any common access roads that provide ingress and egress to parcels owned by two or <br /> more separate entities shall have either a platted right-of-way or platted ingress and <br /> egress easement. Platted rights-of-ways or easements shall follow IDOT requirements <br /> for access control. <br /> e. Any work within the right-of-way along US Route 51 must adhere to all Illinois <br /> Department of Transportation (IDOT)permits and requirements. <br /> f. A traffic signal warrant study shall be conducted for the intersection of Grove Road <br /> and US Business 51 using projected post development traffic volumes prior to Building <br /> Permits being issued for future development within the SPD, if determined warranted <br /> by the Public Works Department.
