The site is located north of and <br /> adjacent to the current Public Safety Property that was rezoned to Special Planned Development in July 2020. <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Agriculture R-5,R-6 Open Space <br /> North Parks and Open Space R-5,R-6 Open Space <br /> South Institutional—Public Safety SPD Residential-Low Density <br /> Training <br /> East Parks and Open Space R-3 Open Space <br /> West Vacant Land SPD Residential-Low Density <br /> PROJECT DESCRIPTION <br /> The intent of the Special Planned Development (SPD) District is to provide for multi-phased development of <br /> land for multiple buildings and other improvements as an integral unit, including single and/or mixed uses,in a <br /> campus-like development, and in compliance with an approved development concept plan and site-specific <br /> SPD ordinance. A site-specific SPD ordinance may include compatible mixed uses, and other variations from <br /> the traditional zoning districts required under the Zoning Ordinance. The SPD shall be developed on a <br /> compact, contiguous tract of land, containing a minimum of ten (10) acres, as a single-lot or multiple-lot <br /> development. <br /> The petitioner proposes to rezone the subject site from R-5 Two Family Residence District and R-6 Multiple <br /> Dwelling District to SPD Special Planned Development District to further develop public safety training for <br /> public safety officials and ancillary uses. <br /> STAFF ANALYSIS <br /> This rezoning will add additional developable land to the adjacent existing Public Safety Training(PST) to the <br /> South. Any development on this site will need to the meet the requirements of the already approved PST-SPD <br /> Development Parameters established in Ordinance No.2020-95. <br />
