ECONOMIC AND COMMUNITY DEVELOPMENT DEPARTMENT <br /> DATE: March 20, 2023 <br /> TO: Honorable Mayor Julie Moore Wolfe and City Council <br /> FROM: Scot Wrighton, City Manager <br /> Cordaryl "Pat"Patrick, Director of Economic & Community Development <br /> SUBJECT: Ordinance Rezoning 888 South 16th Street from O-1 Office District to PD Planned <br /> Development <br /> RECOMMENDATION: Staff recommends approval of the petition to rezone the property at <br /> 888 S 10h St from 0-1 Office District to PD Planned Development. The City Plan Commission <br /> voted 8-0 to recommend approval of the petition at the March 2,2023,Plan Commission meeting. <br /> The minutes of the meeting are attached. <br /> BACKGROUND: The petitioner proposes to rezone the site from O-1 Office District to PD <br /> Planned Development District to allow for all retail uses allowed in the B-1 Neighborhood <br /> Shopping District with the exclusion of thefollowing: animal clinic or hospital, automobile <br /> repair and service or repair, automobile service station and further shall exclude licenses for <br /> gaming or sale of liquor, packaged or otherwise. <br /> The subject site is located within a mixed-use area and rezoning with the exclusions should have <br /> no adverse effect on the general area or the City as a whole. Since the site is adjacent to a <br /> residential property to the East, any development on this site will need to include a landscaped <br /> buffer yard in accordance with the City's Zoning Ordinance. <br /> For further details,please refer to the attached Plan Commission staff report. <br /> ATTACHMENTS: None <br /> POTENTIAL OBJECTIONS: Staff is not aware of objections. <br /> INPUT FROM OTHER SOURCES: Park District, Childcare Operator, and Great Streets Great <br /> Neighborhoods Steering Committee. <br /> STAFF REFERENCE: Should the City Council have any questions, they may contact Cordaryl <br /> M.
