STAFF REPORT <br /> Decatur City Plan Commission <br /> Hearing Date September 5, 2024 <br /> Case No. 24-20 <br /> Property Location 2192 East Wood Street <br /> Request Rezoning from R-3 Single Family Residence District to B-2 <br /> Commercial District. <br /> Petitioner Fares Alkabsh <br /> BACKGROUND <br /> The subject site is approximately 0.55-acre site and has been used for many years as a parking lot <br /> for commercial uses. The subject site is currently zoned R-3 Single Family Residence District. <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Commercial R-3 Retail <br /> North Single-Family Residence R-3 Retail <br /> South Single-Family Residence,Commercial R-3,B-2 Residential-Low Density,Retail <br /> East Commercial B-2 Retail <br /> West I Single-Family Residence R-3 Residential-Low Density <br /> PROJECT DESCRIPTION <br /> The petitioner proposes to rezone the site from R-3 Single Family Residence District to B-2 <br /> Commercial District to create a uniform zoning district for the site and surrounding area. <br /> STAFF ANALYSIS <br /> The surrounding zoning districts include R-3 Single Family Residence District to the north and <br /> west, B-2 Commercial District to the east and R-3 Single Family Residence District and B-2 <br /> Commercial District to the south. The Macon County and Decatur Comprehensive Plan shows <br /> this area as Residential-Low Density and Retail. The proposed B-2 zoning would be compatible <br /> and consistent with the surrounding zoning and uses. <br /> The subject site is located within a mixed-use area and rezoning to B-2 Commercial District <br /> should have no adverse effect on the general area or the City as a whole. <br /> STAFF RECOMMENDATION <br /> Staff recommends approval of the rezoning request. <br />
