ECONOMIC AND COMMUNITY DEVELOPMENT MEMORANDUM No. 25-23 September 08, 2025 TO: Honorable Mayor Julie Moore Wolfe and City Council FROM: Tim Gleason, City Manager Lacie Elzy, Director of Economic & Community Development SUBJECT: Ordinance Rezoning Property at 280 W North from B-2 Commercial District to R- 6 Multiple Dwelling District SUMMARY RECOMMENDATION: Staff recommends approval of this ordinance rezoning property at 280 W North from B-2 Commercial District to R-6 Multiple Dwelling District. The City Plan Commission voted 8-0 to recommend approval of the petition at the September 4, 2025 meeting. The minutes of the meeting are attached. BACKGROUND:The subject site is approximately 0.11 acres that is located at 280 W North. The current owner is utilizing the space as an art studio but plans to sell it in the near future. The owner has a couple of interested buyers and they are all requesting to return the property to its original use as a residence. The surrounding zoning and existing land uses include a mix of commercial and residential uses. According to the Macon County and City of Decatur Comprehensive Plan, this area is designated for Mixed Use- Commercial and Residential. The proposed R-6 zoning classification would be compatible with and supportive of the existing and planned land uses in the area. The subject site is located within a mixed use area and rezoning to R-6 Multiple Dwelling District is not expected to have any adverse impact on the surrounding area or the City as a whole.
