ECONOMIC AND COMMUNITY DEVELOPMENT MEMORANDUM <br /> Memo No. 2026-37 <br /> May 18, 2026 <br /> TO: Honorable Mayor Julie Moore Wolfe and City Council <br /> FROM: Melissa Hon, City Manager <br /> Lacie Elzy, Director of Economic & Community Development <br /> Steve Hohulin, Urban Planning Manager <br /> SUBJECT: Ordinance Rezoning the Property at 1501 East Eldorado Street from B-1 <br /> Neighborhood Shopping District to B-2 Commercial District <br /> SUMMARY RECOMMENDATION: Staff recommended approval of the ordinance rezoning <br /> the property at 1501 E Eldorado Street from B-1 Neighborhood Shopping District to B-2 <br /> Commercial District. The City Plan Commission voted 6-0 to recommend approval of the petition <br /> at the April 2, 2026, meeting. The minutes of the meeting are attached. <br /> BACKGROUND: The petitioner proposes to rezone the site from B-1 Neighborhood Shopping <br /> Center District to B-2 Commercial District to allow for future development of a gas station and <br /> convenience store. Any future development on the site will require a site plan submitted to the <br /> City for review and approval of the Department of Economic and Urban Development and Public <br /> Works Department prior to the issuance of building permits. <br /> The surrounding zoning and existing land uses include a mix of retail and residential uses. <br /> According to the Macon County and City of Decatur Comprehensive Plan,this area is designated <br /> for both Residential and Commercial Uses. <br /> POTENTIAL OBJECTION: There are no known objectors to the petition <br /> IN PUT FROM OTHER SOURCES: N/A <br /> STAFF REFERENCE: Any additional questions may be forwarded to Lacie Elzy <br /> (lelzy(&,decaturil.gov) or Steve Hohulin (shohulin(iidecaturil.gov) <br /> BUDGET/TIME IMPLICATIONS: None. <br />
