ECONOMIC AND COMMUNITY DEVELOPMENT MEMORANDUM <br /> Memo No. 2026-38 <br /> May 18, 2026 <br /> TO: Honorable Mayor Julie Moore Wolfe and City Council <br /> FROM: Melissa Hon, City Manager <br /> Lacie Elzy, Director of Economic & Community Development <br /> Steve Hohulin,Urban Planning Manager <br /> SUBJECT: Ordinance Rezoning the Properties at 2500 West Main Street and 2506 W Main <br /> Street from R-5 Two Family Residence to R-3 Single Family Residence. <br /> SUMMARY RECOMMENDATION: Staff recommended approval of the ordinance rezoning <br /> the properties at 2500 West Main Street and 2506 West Main Street from R-5 Two Family <br /> Residence to R-3 Single Family Residence. The City Plan Commission voted 6-0 to recommend <br /> approval of the petition at the May 7, 2026, meeting. The minutes of the meeting are attached. <br /> BACKGROUND: The petitioner proposes to rezone the site from R-5 Two Family Residence <br /> District to an R-3 Single Family Residence District for consistent zoning to build a garage <br /> Any future development on the site will require a site plan submitted to the City for review and <br /> approval of the Department of Economic and Urban Development prior to the issuance of building <br /> permits. <br /> The surrounding zoning districts include R-3 Single Family Residence District to the north, south, <br /> and east and R-6 Multiple Dwelling District to the west. According to the Macon County and City <br /> of Decatur Comprehensive Plan, this area is designated for Residential-Low Density <br /> POTENTIAL OBJECTION: There are no known objectors to the petition <br /> INPUT FROM OTHER SOURCES: N/A <br /> STAFF REFERENCE: Any additional questions may be forwarded to Lacie Elzy <br /> (lelzy@decaturil.gov) or Steve Hohulin (shohulin@,decaturil.goy) <br /> BUDGET/TIME IMPLICATIONS: None. <br />
