LEASE THIS LEASE AGREEMENT is made between the City of Decatur, Illinois (City) and the Decatur Public Building Commission (Commission). SECTION A. Leased Premises Commission leases to City that portion of the Law Enforcement Center, 333 South Franklin Street, Decatur, Illinois known as the Dispatch Center, consisting of Rooms 146, 147, 148 and 150. SECTION B. Term and Rent The term of this lease is one (1) year begimling June 7, 2014 and ending June 6, 2015, with an annual rental of Thirty-one Thousand Seven Hundred Sixty-five Dollars ($31,765.00) to be paid in monthly installments of Two Thousand Six Hundred Forty- seven and 08/100ths Dollars ($2,647.08), with the first payment due on June 7, 2014 and the succeeding payments due on the first day of each month thereafter. Either City or Commission may terminate the lease by giving sixty (60) days notice prior to the termination date. SECTION C. Operation and Maintenance The rent to be paid by the City includes amounts to cover maintenance and operation expenses which shall be deemed to include, but not to the exclusion of other items not herein specified, elevator service, lights, water, electricity, heat, air conditioning,janitor, caretaking and custodial service, and repairs to the interior or exterior, rather structural or non structural. However, any repairs necessitated by the carelessness, omission, neglect, or improper conduct of the City,their servants, employees or agents, shall be made at the expense of the City.
