Project Description The repair of the Transfer House roof trusses consists of removing and replacing the lower wooden chord with a steel I-beam. In order to make the repair, it will be necessary to remove the existing HVAC system, the remaining interior wall structure, and all lighting fixtures. Because it is located directly under a truss, the building's electric circuit breaker box will be relocated to the east wall near the north east corner. Since the existing HVAC system is over 20 years old, not in working condition and not energy efficient, it will not be reinstalled. The new steel I-beam will be covered by a wood surface so it has the appearance of a wood beam. The existing fluorescent light fixtures will be reinstalled along the bottom of the beam to provide illumination as needed. No other interior finishing work is included in the Transfer House Structural Repair project. Bidding The project plans and specifications were prepared by the Farnsworth Group, Inc. The project was advertised on Wednesday, January 28, 2015, and bids were opened on Friday, February 20, 2015. They are a general contractor located in Argenta; Illinois. Five recent construction references were provided and contacted by City staff. All references indicated that 4MC was an excellent firm capable of performing the project. Staff recommends that the City Council approve a contract with 4MC Corporation to perform the Transfer House Structural Repair project. SCHEDULE The project is scheduled to begin in March and will be completed in June. BUDGET/TIME IMPLICATIONS: Budget Impact: Funding for this project is allocated in the Bond Fund. The recommended low bid amount is $63,575. Staffing Impact: Staff time has been allocated in the Capital Improvement Plan. POTENTIAL OBJECTION: There are no known objections to this resolution and bid award. Page 12
