} . <br /> LEASE AGREEMENT <br /> THIS LEASE AGREEMENT is made between the City of Decatur, Illinois(City) and the <br /> Board of Library Trustees of the City of Decatur, Illinois(Library). <br /> A. LEASED PREMISES <br /> Library leases to City an area of approximately 2,950 square feet(25 feet x 118 feet)on <br /> the upper floor of the Library building(Leased Premises) for exclusive use by the City. The <br /> Leased Premises are shown on Exhibit A attached and incorporated by reference. <br /> B. TERM AND RENT <br /> I. The term of this Lease Agreement is twenty(20) years,beginnings JC` <br /> Z01 and ending al-I Z6;�;�4 with an annual rent of Seventeen Thousand Seven <br /> Hundred Dollars ($17,700) and monthly payments of One Thousand Four Hundred Seventy-five <br /> Dollars ($1,475.00), with the first payment due May 15, 2014 and the <br /> succeeding payments due on the first day of each month thereafter. <br /> 2. The annual rent shall be increased or decreased according to the Consumer Price <br /> Index appropriate for a city the size and location of Decatur, Illinois, at the beginning of each <br /> lease year. <br /> 3. This Lease Agreement may be renewed for three (3) successive five (5) year <br /> periods if the City provides notice to the Library not less than ninety (90)days prior to the <br /> expiration of this Lease Agreement. <br /> 4. Any taxes,real property or otherwise, and any assessments shall be the <br /> responsibility of and paid by the Library. <br /> C. TERMINATION <br /> Either party may terminate this Lease Agreement by giving one(1) year's written notice. <br />
