Stickle, Senior Planner <br /> SUBJECT: Rezone 3200-3400 Blocks of East Mound Road from R-1 Single Family <br /> Residence District to M-1 Intense Commercial/Light Industrial District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning to M-1 <br /> Intense Commercial/Light Industrial District. The City Plan Commission voted 6-0 to <br /> recommend approval of this petition at the April 23, 2015 meeting; the minutes of the meeting <br /> are attached. <br /> BACKGROUND: The 68 acre subject site is located in the 3200-3400 Blocks of East Mound <br /> Road and is currently zoned R-1 Single Family Residence District. This site was annexed to the <br /> City of Decatur in November of 1998. The current use of the subject site is agricultural. <br /> The petitioner proposes to rezone from R-1 Single Family Residence District to M-1 Intense <br /> Commercial/Light Industrial District to allow for the industrial uses that are permitted uses in the <br /> M-1 Intense Commercial/Light Industrial District. <br /> The surrounding zoning includes M-1 Intense Commercial/Light Industrial District to the north, <br /> south and east, B-2 Commercial District to the south and west and R-3 Single Family Residence <br /> District to the south. <br /> The Macon County and Decatur Comprehensive Plan shows this area as employment. The land <br /> uses permitted by the M-1 Intense Commercial/Light Industrial District are compatible with the <br /> majority of uses to the north and east as well as the zoning to the north, east and west. <br /> If the property is rezoned to M-1 Intense Commercial/Light Industrial District and development <br /> occurs, the adjacent properties will have a buffer yard between the residential properties and the <br /> development in accordance with the regulations of the Zoning Ordinance. <br /> POTENTIAL OBJECTION: There were no known objectors at the Plan Commission <br /> Meeting. <br /> INPUT FROM OTHER SOURCES: The petition has been reviewed by the City's Technical <br /> Review Committee; Planning, Engineering and Fire. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan M.
