The 68 acre subject site is located in the 3200-3400 Blocks of East Mound Road and is currently <br /> zoned R-1 Single Family Residence District. This site was annexed to the City of Decatur in <br /> November of 1998. The current use of the subject site is agricultural. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from R-1 Single Family Residence District to M-1 Intense <br /> Commercial/Light Industrial District to allow for the industrial uses that are permitted uses in the <br /> M-1 Intense Commercial/Light Industrial District. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes M-1 Intense Commercial/Light Industrial District to the north, <br /> south and east, B-2 Commercial District to the south and west and R-3 Single Family Residence <br /> District to the south. <br /> 2. The Macon County and Decatur Comprehensive Plan shows this area as employment. The land <br /> uses permitted by the M-1 Intense Commercial/Light Industrial District are compatible with the <br /> majority of uses to the north and east as well as the zoning to the north, east and west. <br />
