The subject site is currently zoned M-1 Intense Commercial-Light Industrial District and consists <br /> of portions of five(5) lots. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from M-1 Intense Commercial-Light Industrial District to B-2 <br /> Commercial District to allow for a new subdivision that will allow for the reconfiguration of their <br /> properties. <br /> 2. The rezoning is necessary to allow for the reconfiguration of lots so that 1 lots that are created in <br /> the proposed subdivision are each classified by only one (1) zoning district. The rezoning would <br /> allow for the proposed Lot Three (3) of the proposed World of Power Sports Second Addition to <br /> only be zoned B-2 Commercial District. <br /> STAFF ANALYSIS <br /> 1. Rezoning the site from M-1 Intense Commercial-Light Industrial Dist�ict to B-2 Commercial <br /> District would decrease the intensity of the uses permitted on the site an not create any adverse <br /> effects on the adjacent properties or the City as a whole. <br /> 2. The surrounding zoning includes M-1 Intense Commercial-Light Industrial District to the north, <br /> south and west and B-2 Commercial District to the north and east. The Macon County and <br /> Decatur Comprehensive Plan shows this area as Heavy Commercial. The existing uses are <br /> compatible with surrounding adjacent uses and zoning districts. <br />
