DEVELOPMENT SERVICES MEMORANDUM <br /> No. 14-27 <br /> August 13, 2014 <br /> TO: Honorable Mayor Michael T. McElroy and City Council <br /> FROM: Ryan P. McCrady, City Manager <br /> Billy Tyus, Assistant City Manager <br /> Suzan M. Stickle, Senior Planner <br /> SUBJECT: Rezone 150 South Wyckles Road to M-1 <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning to M-1 Intense <br /> Commercial/Light Industrial District. The City Plan Commission voted 7-0 to recommend approval <br /> of this petition at the August 7, 2014 meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The 14.5 acre subject site is located at 150 South Wycklesoad and is currently <br /> zoned M-3 Limited Industrial District. This site was annexed to the City of De atur in April of 1977. <br /> The site was rezoned from R-1 Single Family Residence District to M-3 Limited Industrial District in <br /> May of 1977 which allowed for the existing facility, including busi less headquarters, a <br /> manufacturing plant and distribution center to be constructed. <br /> The petitioner proposes to rezone from M-3 Limited Industrial District to M-1 Intense <br /> Commercial/Light Industrial District which would allow for any industrial uses that are permitted in <br /> the M-1 Intense Commercial/Light Industrial District. <br /> There is currently an appreciable amount of industrial and commercial development in the area in <br /> addition to the established residential so the proposed rezoning would be in li e with what currently <br /> exists both in terms of surrounding uses and zoning classifications. There is an outlet for Advanced <br /> Disposal, auto repair facilities and other light industrial uses in the area adjacent to some residential. <br /> The surrounding zoning includes M-1 Intense Commercial/Light Industrial District to the north and <br /> R-1 Single Family Residence District to the east. The zoning to the west andouth is in the County <br /> and includes both light industrial and residential land uses. The Macon County and Decatur <br /> Comprehensive Plan shows this site as employment. The Comprehensive Plan shows retail to the <br /> north and west and residential-low density to the south, east and west. <br /> POTENTIAL OBJECTION: There were no known objectors at the Plan Co mission Meeting. <br /> INPUT FROM OTHER SOURCES: The petition has been reviewed b , the City's Technical <br /> Review Committee; Planning, Engineering and Fire. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan M.
