�I <br /> Excerpts from Plan Commission Minutes of August 7,2014: <br /> Cal.No. 14-25 Petition of Billy Tyus,Assistant City <br /> Manager,to Rezone Property,located at 150 <br /> S. Wyckles Road from M-3 Limited <br /> Industrial District to M-1 Intense <br /> Commercial,Light Industrial District. <br /> Mr.Tyus was sworn in and read the recommendation of staff: <br /> The 14.5 acre subject site is located at 150 South Wyckles Road and is currently zoned <br /> M-3 Limited Industrial District. This site was annexed to the City of De tur in April of <br /> 1977. The site was rezoned from R-1 Single Family Residence District to M-3 Limited <br /> Industrial District in May of 1977 which allowed for the existing facility, including <br /> business headquarters, a manufacturing plant and distribution center to be constructed. <br /> The petitioner proposes to rezone from M-3 Limited Industrial District to M-1 Intense <br /> Commercial/Light Industrial District which would allow for to allow for industrial uses <br /> that are permitted uses in the M-1 Intense Commercial/Light Industrial D�strict. There is <br /> currently an appreciable amount of industrial and commercial development in the area in <br /> addition to the established residential so the proposed rezoning would be in line with <br /> what currently exists both in terms of surrounding uses and zoning classifications. There <br /> is an outlet for Advanced Disposal, auto repair facilities and other light industrial uses in <br /> the area adjacent to some residential. <br /> The surrounding zoning includes M-1 Intense Commercial/Light Industri District to the <br /> north and R-1 Single Family Residence District to the east. The zoning o the west and <br /> south would be in the County and include both light industrial and residential land uses. <br /> The Macon County and Decatur Comprehensive Plan shows this site as employment. <br /> The Comprehensive Plan shows retail to the north and west and residential-low density to <br /> the south,east and west. <br /> Staff recommends approval of the rezoning. Section XXIX. of the City of Decatur <br /> Zoning Ordinance requires the Plan Commission to hold a public hearing on a rezoning <br /> request, and then forward its report and recommendation to the City Council for final <br /> approval. A motion to forward Calendar Number 14-25 to the City Council with a <br /> recommendation for approval is suggested. <br /> Mr.Tyus stated that there had been some question as to why he was serving as the <br /> petitioner on this request.He stated that,similar to a recent rezoning approved by the <br /> commission on Mound Road,the desire was to make the parcel as"shovelready"for <br /> development and the city was trying to do so.He stated that there is the poTential for <br /> development in the area currently. He stated that we didn't know that the dlevelopment <br /> would happen but that we wanted to make sure that it was as competitive VVith other sites <br /> that are being considered. <br />
