Although the Comprehensive Plan shows this area as mixed use-comme�cial/residential, there <br /> been a number of these properties left vacant and the potential for redevelopment of these <br /> have b pi' p <br /> properties to their original use as residential is low. The redevelopment of these lots to permitted <br /> uses allowed in the 0-1 Office District would serve the commercial use o the mixed use aspect <br /> surroun <br /> well while creating a transition area between the more intensive dng uses and districts <br /> and the reestablished residential areas. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the rezoning. <br /> PLAN COMMISSION ACTION <br /> I 1. Section�X of the City of Decatur Zoning Ordinance requires the Plan ommission to hold a <br /> public hearing on a rezoning request, and then forward its report and recommendation to the City <br /> Council for final approval.
