The subject site is approximately 11 acres and is located in the 300- Blocks of East King
I Street and East Central Avenue. The lots are vacant and have been for a ntrnber of years as they
were slated to be a part of the Wabash Crossing/Near North/Hope development. The
development was not completed as originally envisioned in the early concepts.
PROJECT DESCRIPTION
1. The petitioner proposes to rezone from R-6 Multiple Dwelling District to 0-1 Office District to
allow for those uses that are permitted uses in the 0-1 Office District.
STAFF ANALYSIS
1. The surrounding zoning includes R-6 Multiple Dwelling District and PD lanned Development
District to the north, M-1 Intense Commercial/Light Industrial District and -2 Heavy Industrial
District to the south, R-6 PUD Multiple Dwelling District Planned Unit Ddvelopment to the east
and B-2 Commercial District to the west. The proposed zoning is compatible with the adjacent
zoning districts and would create a transition area between the Residential Districts/Areas and the
Commercial and industrial Districts.
i
