Excerpts from Plan Commission Minutes of July 10,2014 <br /> Cal.No 14-23 <br /> Mr. Tyus presented the recommendations of staff. <br /> The subject site is approximately 11 acres and is located in the 300-50Q Blocks of East <br /> King Street and East Central Avenue. The lots are vacant and have been for a number of <br /> years as they were slated to be a part of the original concept for the Wabash <br /> Crossing/Near North/Hope VI development. The development was not completed as <br /> originally envisioned in the early concepts. The petitioner proposes to rezone from R-6 <br /> Multiple Dwelling District to 0-1 Office District to allow for tho�e uses that are <br /> permitted uses in the O-1 Office District. <br /> The surrounding zoningincludes R-6 Multiple Dwelling District d PD Planned <br /> District to the north M-1 Intense Commercial/Li 'al District and <br /> Development �t Indus <br /> M-2 Heavy Industrial District to the south, R-6 PUD Multiple Dwelling District Planned <br /> Unit Development to the east and B-2 Commercial District to the west. The proposed <br /> zoning is compatible with the ad j acent zoning districts and would create I a transition area <br /> between the Residential Districts/Areas and the Commercial and Industrial Districts. <br /> Although the Comprehensive Plan shows this area as mixed use-commorcial/residential, <br /> there have been a number of these properties left vacant and the potential for <br /> redevelopment of these properties to their original use as residenti*l is low. The <br /> redevelopment of these lots to permitted uses allowed in the 0-1 Office District would <br /> serve the commercial use of the mixed use aspect well while creating 0 transition area <br /> between the more intensive surrounding uses and districts and *e reestablished <br /> residential areas. <br /> Mr.Newton asked how the 0-1 District was selected over other choices.Mr.Tyus <br /> stated that the area was currently zoned residential and that there is B-2 and <br /> industrial zoning but also are a number of houses in the area. He stated that the city <br /> wanted to rezone in order to allow more flexibility for getting the land developed <br /> but not make it so intense that it represented a problem for the horns in the area. <br /> Staff felt as though the 0-1 represented a good transition between ex sting districts <br /> and housing. <br /> Mr. Dial indicated that he had visited the site and wondered whether)one of the <br /> brick structures that currently existed was included in the rezoning�equest.Ms. <br /> Stickle indicated that there were no buildings in the area proposed to be rezoned. <br /> There were no further questions. <br /> It was moved and seconded(Franz/Harris)to forward calendar number 14-23 to the City <br /> Council with a recommendation for approval.Motion carried unanimously. <br />
