Stickle, Senior Planner <br /> SUBJECT: Rezone 3500 Block of East Mound Road to M-1 <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning to M-1 <br /> Intense Commercial/Light Industrial District. The City Plan Commi sion voted 8-0 to <br /> recommend approval of this petition at the July 10, 2014 meeting; the minut s of the meeting are <br /> attached. <br /> BACKGROUND: The 20 acre subject site is located in the 3500 Block of East Mound Road <br /> and is currently zoned R-1 Single Family Residence District. This site wase annexed to the City <br /> of Decatur in November of 1998. The current use of the subject site is agricultural. <br /> The petitioner proposes to rezone from R-1 Single Family Residence District to M-1 Intense <br /> Commercial/Light Industrial District to allow for the industrial uses that are permitted uses in the <br /> M-1 Intense Commercial/Light Industrial District. <br /> The surrounding zoning includes M-1 Intense Commercial/Light Industrial(District to the north <br /> and south and R-1 Single Family Residence District to the west. Rezoning this property to M-1 <br /> Intense Commercial/Light Industrial District should not have a detrimental effect on the <br /> neighboring properties or the City as a whole as it surrounded on three (3) sides by agricultural <br /> land and a warehouse is located to the south. <br /> The Macon County and Decatur Comprehensive Plan shows this area asemployment. The land <br /> uses permitted by the M-1 Intense Commercial/Light Industrial District are compatible with the <br /> surrounding uses as well as the zoning to the north and south. <br /> POTENTIAL OBJECTION: There were no known objectors at the Plan Commission <br /> Meeting. <br /> INPUT FROM OTHER SOURCES: The petition has been reviewed by!the City's Technical <br /> Review Committee; Planning, Engineering and Fire. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan M.
