The 20 acre subject site is located in the 3500 Block of East Mound Roadis currently zoned
R-1 Single Family Residence District. This site was annexed to the City ofecatur in November
of 1998. The current use of the subject site is agricultural.
PROJECT DESCRIPTION
1. The petitioner proposes to rezone from R-1 Single Family Residence D ct to M-1 Intense
Commercial/Light Industrial District to allow for the industrial uses that are permitted uses in the
M-1 Intense Commercial/Light Industrial District
STAFF ANALYSIS
1. The surrounding zoning includes M-1 Intense Commercial/Light Industria. District to the north
and south and R-1 Single Family Residence District to the west. Rezoninj this property to M-1
Intense Commercial/Light Industrial District should not have a detrit iental effect on the
neighboring properties or the City as a whole as it surrounded on three (3: sides by agricultural
land and a warehouse is located to the south.
2. The Macon County and Decatur Comprehensive Plan shows this area as employment. The land
uses permitted by the M-1 Intense Commercial/Light Industrial District are compatible with the
surrounding uses as well as the zoning to the north and south.
