The subject site.is approximately .31 acres and is located at 1964 South Taylorville Road. It is <br /> developed with a restaurant/bar and parking that serves the business. <br /> 2. The subject site was annexed to the City of Decatur in May of 1988. When the site was annexed <br /> to the City, it automatically became zoned as R-1 Single Family Residence District as all <br /> properties do when they are annexed. The property was never rezoned from the R-1 Single <br /> Family Residence District to a more appropriate zoning district for the use. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from R-1 Single Family Residence District to B-2 Commercial <br /> District to allow for the continued commercial use of this property and to bring the current <br /> commercial use into conformity with the permitted uses of the B-2 Commercial District. The <br /> current commercial use of this property is not a permitted use in the R-1 Si#gle Family Residence <br /> District. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes B-2 Commercial District to the east d R-1 Single Family <br /> Residence District to the north and south. The permitted land uses the B-2 Commercial <br /> District are compatible with adjacent uses to the north, east and west. <br /> 2. The Macon County and Decatur Comprehensive Plan shows this area as retail. The uses in the <br /> area are compatible with the current use of the subject property. The current use has been in <br /> operation at this location for many years and has not had an adverse effect on the neighboring <br /> i <br />
