,I <br /> �I <br /> I <br /> Excerpts from Plan Commission Minutes of July 10,2014 <br /> Cal.No 14-20 <br /> Ms. Stickle presented the recommendations of staff. <br /> The subject site is approximately .31 acres and is located at 1964 South Taylorville Road. It <br /> is developed with a restaurant/bar and parking that serves the business. Th subject site was <br /> annexed to the City of Decatur in May of 1988. When the site was annexed to the City, it <br /> automatically became zoned as R-1 Single Family Residence District as all properties do <br /> when they are annexed. The property was never rezoned from the R-I Single Family <br /> Residence District to a more appropriate zoning district for the use. <br /> The petitioner proposes to rezone from R-1 Single Family Residence I District to B-2 <br /> Commercial District to allow for the continued commercial use of this property and to bring <br /> the current commercial use into conformity with the permitted uses of the P-2 Commercial <br /> District. The current commercial use of this property is not a permitted use in the R-1 Single <br /> Family Residence District. The permitted land uses in the B-2 Commercial District are <br /> compatible with adjacent uses to the north, east and west. <br /> The Macon County and Decatur Comprehensive Plan shows this area as retail. The uses in <br /> the area are compatible with the current use of the subject property. The cu*ent use has been <br /> in operation at this location for many years and has not had an adve a effect on the <br /> neighboring properties or the City as a whole. This property is adjacent to South Taylorville <br /> Road which is a state route and a major thoroughfare in the City and not conducive to <br /> residential development. A commercial use fronting a state route and adjacent to other <br /> commercial uses is an appropriate use for this property. <br /> There were no questions. <br /> Mr.Allen Christ was sworn in by Ms. Poland. <br /> Mr. Christ stated that he represented Tim Jones and Midwest Electronics.]He indicated <br /> that the petitioner inquired about reopening the business last year which i�when they <br /> learned that there was a problem with the zoning.He indicated that the es%blishment had <br /> been a bar for 25 years and that the petitioner was interested in having the property <br /> rezoned so that it could be reopened. <br /> There were no questions for the petitioner. <br /> It was moved and seconded(Dial/Harris)to forward calendar number 14 20 to the City <br /> Council with a recommendation for approval.
