Page 2 of 3 <br /> 4040 West Fountain Lane <br /> March 6, 2014 <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to amend the approved B-2 PUD in order to construct a medical office <br /> building. <br /> 2. The petitioner has proposed a one (1) story facility to be located on 2.56 acres. The proposed <br /> facilitywill be located on Lots One 1 and Two 2 of Cardwell Crossing. <br /> ( ) ( ) g <br /> 3. The only access to this site will be from Fountain Lane, there will be no irect access from US <br /> Route 36 or Parkway Crossing Drive. <br /> 4. The parking lot setbacks have been reduced along US Route 36 and Wesl Fountain Lane to no <br /> less than nine (9) feet and landscaping has been increased by 20 pe cent pursuant to the <br /> regulations for alternative compliance. <br /> 5. Signage will be in accordance with the originally approved B-2 PUD. <br /> 6. The fagade of the building with consist mainly of stucco. <br /> 7. There are private ingress/egress easements located on the lots that will be vacated prior to site <br /> plans approval. <br /> STAFF ANALYSIS <br /> 1. Staff believes that the proposed development is compatible with the surr unding area and will <br /> have a positive impact on the area in general. The plan is consistent with the intent of the <br /> originally approved B-2 PUD. <br /> 2. The reduced parking lot setback along US Route 36 and West Fountain L e will not change the <br /> p g g <br /> essential character of the development as originally proposed. The landscaping as proposed for <br /> the frontage and parking lot meet the requirements of the Zoning Ordinance <br /> 3. City water and sewers are available to adequately serve the proposed devel pment. <br /> 4. The building material of the facade will consist mainly of stucco which is consistent with the <br /> intent of the original B-2 PUD. <br /> 5. The B-2 PUD plan has been reviewed by the City's Technical ReviewCommittee; Planning, <br /> Engineering and Fire have approved the proposed plan. <br /> STAFF RECOMMENDATION <br /> 1. Based on the analysis, the proposed Planned Unit Development amendmen is consistent with the <br /> intent of the original B-2 PUD. Staff recommends approval of the petiti n with the following <br /> condition: <br /> a. Signage shall be in accordance with the originally approved B-2 PUD. <br /> b. Prior to site plan approval, recorded documentation that the private ingress/egress easements <br /> have been vacated shall be submitted. <br />
