The subject site is currently vacant commercial land approximately 20,900 square feet in <br /> area. It is currently zoned B-3 Planned Shopping Center District and has been zoned as such <br /> since 1963. There have been many amendments to the original B-3 sine its creation with <br /> the most recent amendments being this year. <br /> 2. On April 1, 2013 an amendment was approved by City Council that allowed for the <br /> construction of a 3,406 square foot commercial/office development to be located on one (1) <br /> lot not to be less than 20,900 square feet in area. <br /> 3. The Zoning Board of Appeals (ZBA) approved a variance on April 11, 2013 to allow for the <br /> reduction of lot sizes in the B-3 District for a proposed four (4) lot ninor final plat of <br /> subdivision to be called Lindy Lu South Addition. <br /> 4. The last amendment to the B-3 Planned Shopping Center District was approved by City <br /> Council on June 3, 2013 and allowed for the development on two (2) lots, with 3,200 square <br /> feet of space situated in two (2) zero lot line buildings that will shaie a common wall. <br /> Together the buildings will have 2,267 square feet of office space and 933 square feet of <br /> space for a bar/cocktail lounge. <br /> PROJECT DESCRIPTION <br /> 1. The subject petition requests that the B-3 be amended to allow for the addition of a 1,159 <br /> square feet of restaurant use in place of office space that was approved in previous <br /> amendments. This proposed use will increase the required number of parking spaces. <br />
