The subject site is currently vacant commercial land approximately 20,900 square feet in <br /> area. <br /> 2. The subject site is currently zoned B-3 Planned Shopping Center District land has been zoned <br /> as such since 1963. <br /> 3. In 2009, an amendment was approved allowing for the construction of a structure where the <br /> Subway and Dale's Southlake Pharmacy are currently located. <br /> 4. There was another amendment approved by the City Council in 2010 to allow for the <br /> construction of the Walgreens and the reconfiguration of the structure that currently houses <br /> Monical's Pizza and the Hickory Point Bank. <br /> 5. The last amendment to the B-3 was approved by City Council on April , 2013 that allowed <br /> for the construction of a 3,406 square foot commercial/office developm nt to be located on <br /> one (1) lot not to be less than 20,900 square feet in area. <br /> 6. The Zoning Board of Appeals (ZBA) approved a variance on April 11, 2013 to allow for the <br /> reduction of lot sizes in the B-3 District for a proposed four (4) lot minor final plat of <br /> subdivision to be called Lindy Lu South Addition. The variance reduced proposed Lot Two <br /> (2) of Lindy Lu South Addition from the required 20,000 square feet to 7,681.03 square feet <br /> and proposed Lot Three (3) from 20,000 square feet to 13,278.69 square et. <br /> i <br />
