The single family units shall be architecturally compatible <br /> with the duplex and tri-plex units. Each unit will have two (2) car garages and private driveways. <br /> STAFF ANALYSIS <br /> 1. Staff believes that the proposed development is compatible with the surrounding area and will <br /> have a positive impact on the neighborhood. The plan is consistent with the comprehensive plan <br /> for low density residential development and the previously approved Planned Development. The <br /> existing streets are adequate to carry the anticipated traffic of the development. The existing <br /> utilities are adequate to serve the development. <br /> 2. Landscaping for the frontage as well as buffer yards on all four (4) sides of the development has <br /> been planted. In addition to the landscaping along the west property line, a six (6) foot fence has <br /> been constructed at the end of the cul-de-sac. All landscaping shall be in compliance with the <br /> previously approved Planned Development. <br /> 3. The previous proposed lodge sign has been approved. <br /> 4. The PD amendment has been reviewed and approved by the City's Technical Review Committee, <br /> Planning, Engineering and Fire. <br /> STAFF RECOMMENDATION <br /> 1. Based on the analysis, staff recommends approval of the amended PD Planned Development with <br /> the following conditions: <br /> a. Final site plans shall be submitted to and approved by the Department of Planning and <br /> Building Services, Public Works Department and the Fire Department prior to building <br /> permits being released. <br /> PLAN COMMISSION ACTION <br /> 1. Section XIX.G.2. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold <br /> a public hearing to review the Planned Development plan and report its findings concerning the <br /> effect on the comprehensive plan and compliance with the standards of review to the City <br /> Council.
