Excerpts from Plan Commission Minutes of September 1,2011 continued: <br /> d. Sign Panel 4: Single sided non-illuminated directional sign. The sign will be 36 <br /> inches by 48 inches. The overall height shall not exceed four(4) feet. <br /> e. Sign Panel 5: Double sided non-illuminated directional sign. The sign will be 36 <br /> inches by 48 inches. The overall height shall not exceed four(4) feet. <br /> f. Signage is also proposed on the wall of the annex building. The wall signage will <br /> not exceed ten percent (10%) of the wall on which it is displayed. <br /> Staff believes that the proposed development is compatible with the surrounding area and will <br /> have a positive impact on the neighborhood. The church has been at this location for a number <br /> of years and it has not appeared to have had an adverse effect on the neighborhood. The plan is <br /> consistent with the comprehensive plan for commercial development. The existing streets are <br /> adequate to carry the anticipated traffic of the development. The proposed utilities are adequate <br /> to serve the development. <br /> Adequate landscaping is proposed for the frontage and parking. <br /> The PD Amendment has been reviewed by the City's Technical Review Committee; Planning, <br /> Engineering and Fire have approved the proposed amendment. <br /> Staff recommends approval of the Amendment to PD Planned Development District with the <br /> following conditions: <br /> a. All signs shall be setback no less than ten (10) feet from all property lines as shown on <br /> the PD Site Plan. <br /> b. Three (3) of the directional signs shall not exceed four (4) feet in height and 12 square <br /> feet in area. <br /> c. Two (2) of the directional signs shall not exceed three (3) feet in height and seven (7) <br /> square feet in area. <br /> d. Any wall signs shall not exceed ten percent (10%) of the face of the wall where <br /> displayed. <br /> e. Sign Permits will be required before any signage is installed. <br /> f. The annex building spillover along King Street shall not exceed 1.0 fc and along Church <br /> Street the spillover shall not exceed 0.5 fc. <br /> g. A landscape agreement for right-of-way along King Street and Main Street adjacent to <br /> the Church property shall be signed. <br /> h. Final site, landscaping and lighting plans shall be submitted to and approved by the <br /> Department of Planning and Building Services, Public Works Department and the Fire <br /> Department prior to building permits being released. <br /> Mr. Bob Dean,representative, was sworn in by Mrs. Poland <br /> Mr. Dean said he would be willing to answer any questions from the Plan Commission. <br /> There were no questions and no objectors present. <br /> It was moved and seconded (Dial/Livingston) to forward Cal. No. 11-33 to the City Council with <br /> recommendation for approval as presented by staff. Motion carried unanimously. <br />
