The proposed amendment to the PD is consistent with the character of the surrounding <br /> neighborhood and general area. <br /> 2. The PD amendment is consistent with the intent of the originally approved PD. <br /> 3. The PD amendment has been reviewed and approved by the City's Technical Review Committee, <br /> Planning, Engineering and Fire. <br /> STAFF RECOMMENDATION <br /> 1. Based on the analysis, staff recommends approval of the Amendment to the PD Planned <br /> Development District with the following conditions: <br /> a. The height of the sign shall not exceed ten(10) feet. <br /> b. The cabinet/sign area of the sign shall not exceed 50 square feet and no more than 20 <br /> square feet of the allowed 50 square feet shall be Electronic Message Unit. <br /> c. Sign permits will be required before any signage is installed. <br /> PLAN COMMISSION ACTION <br /> 1. Section XIX.G.2. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold <br /> a public hearing to review the Planned Development plan and report its findings concerning the <br /> effect on the comprehensive plan and compliance with the standards of review to the City <br /> Council.
