MASKE to rezone <br /> property located in the 2300 BLOCK of WEST <br /> MOUND ROAD from M-1 Intense Commercial- <br /> Light Industrial District to R-1 Single Family <br /> Residential District. <br /> Ms. Suzy Stickle was sworn in by Mrs. Janet Poland. <br /> Ms. Stickle presented the recommendation of staff: <br /> The 36,244 square foot subject site is located in the 2300 Block of West Mound Road and is <br /> currently undeveloped. <br /> The petitioner proposes to rezone from M-1 Intense Commercial-Light Industrial District to R-1 <br /> Single Family Residence District in order to construct a Single Family Residence and with the <br /> intent to create a sustainable energy home by using wind energy. A petition will have to be filed <br /> and heard by the Plan Commission and approved by the City Council before a wind generator <br /> could be utilized on the property. <br /> The surrounding zoning includes R-1 Single Family Residence District to the north and east and <br /> M-1 Intense Commercial-Light Industrial District to the north, south and west. The Decatur <br /> Urban Area Land Use Plan shows this area as Light Industrial. The existing use is compatible <br /> with adjacent uses to the north and east. The uses to the west and south are also compatible uses <br /> with a single family residence. The rezoning of this property to R-1 Single Family Residence <br /> District should not have an adverse effect of the surrounding area. Nor should the surrounding <br /> uses have an adverse effect on the proposed use as a single family residence. <br /> Staff recommends approval of the rezoning. <br /> Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a <br /> public hearing on a rezoning request, and then forward its report and recommendation to the City <br /> Council for final approval. A motion to forward Calendar Number 11-31 to the City Council <br /> with a recommendation for approval is suggested. <br /> Mr. Clifford Maske , petitioner, was sworn in by Mrs. Poland. <br /> Mr. Maske stated he is the owner of the property and the adjacent business of Maske Gardening. <br /> Mr. Maske said he is starting out on a new venture of rooftop generators. He stated he thought it <br /> would be a good idea to build a home for a member of his family and also have a display model <br /> of the rooftop generator showing the usefulness of wind energy. <br /> There were no objectors present. <br /> It was moved and seconded (Livingston/Newton) to forward Cal. No. 11-31 to the City Council <br /> with recommendation for approval as presented by staff. Motion carried unanimously. <br />
