The 36,244 square foot subject site is located in the 2300 Block of West Mound Road and is <br /> currently undeveloped. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from M-1 Intense Commercial-Light Industrial District to R-1 <br /> Single Family Residence District in order to construct a Single Family Residence and with the <br /> intent to create a sustainable energy home by using wind energy. A petition will have to be filed <br /> and heard and approved by the Plan Commission and City Council before a wind generator could <br /> be utilized on the property. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes R-1 Single Family Residence District to the north and east and <br /> M-1 Intense Commercial-Light Industrial District to the north, south and west. The Decatur <br /> Urban Area Land Use Plan shows this area as Light Industrial. The existing use is compatible <br /> with adjacent uses to the north and east. The uses to the west and south are also compatible uses <br /> with a single family residence. The rezoning of this property to R-1 Single Family Residence <br /> District should not have an adverse effect of the surrounding area. Nor should the surrounding <br /> uses have an adverse effect on the proposed use as a single family residence. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the rezoning. <br />
